1. Find a Real Estate Agent
We'll discuss your motivatons for selling, create a timeline and a marketing plan, and analyze how your home compares with others on the market. Our goal, get you the best price possible!
2. Analysis
We'll analyze your home's value in order to establish a market sales price, considering such variables as size, attributes, location, market demand and recent, closed comparable sales. This will help us formualte a comparative market analysis (CMA) to decide on a list price that will attract qualified buyers and drive maximum interest and exposure to your property.
3. Prepare
It's all about curb appeal! It's crucial that your home shines inside and out before placing it on the market. We'll strategize with our amazing network of stagers, photographers and videographers to ensure all forms of marketing are top-notch in order to attract more buyers to the sale of your home. Perfecting your home's first impression is key so we make it count!!
4. Market
Each home needs it's own customized marketing plan to distinguish itself from others on the market. We'll integrate industry-defining technology, calculated online marketing strategies, and tried-and-true techniques such as high-quality fliers, energetic open-houses, and informing our spehere of local buyer's agents to give your home its maximum exposure.
5. Negotiate
At this essential stage, we'll negotiate and strategize to comprise the best deal possible and help you arrive at a price that both you and the buyer can agree upon. I'll guide you through terms, contigencies, and the buyer's financing. I'll also vet the buyer's lender to ensure they perform their contractual obligations timely and efficently.
6. SOLD!
The day is almost here -- Closing Day! During thes final steps I'll be engaging with buyer's agent and their lender to ensure all contingencies are met, inspections/repairs are completed, financing is approved, and all of the required disclosure documents have been provided. Lastly, I'll coordinate with escrow for the wire of the remaining funds, title to follow with the recording of the sale and... Congrats! You've just sold your home!
