THE BUYING PROCESS
1. ANALYZE
Determine a needs analysis. Who what, where, when, and why? What are your real goals, must-haves, and hard-no's?
2. FINANCE
At this stage. We will coordinate all of your financial tasks to ensure you are ready to pull the trigger on the right home. I have a network of lenders and financial experts to help with anything from credit repair, first-time buyer mortgage planning, tax experts. Preparing your finance strategy prior to home-buying is key to your goal of solidifying your position as a serious market contender.
3. SHOP
When the fun begins! I’ll help you determine a wishlist of must-haves when it comes to your new home/neighborhood and additionally match that criteria to your budget My background in home renovation and interior design can provide guidance for home projects and updates to make your home everything you ever dreamed while also adding to its value. My team of local vendors, contractors, technicians, and industry colleagues are available for all of your needs. Your investment is my priority!
4. OFFER
You’ve found the one and you’re ready to make an offer. Together, we’ll formulate a strategic, data-driven purchase offer utilizing an in-depth comparative market analysis. Additionally, we’ll leverage competitive term and contingency negotiations to ensure we submit our strongest offer possible. And should things not necessarily work out with our offer, we’ll be ready with a game plan for the next.
5. ACCEPTANCE/DUE DILLIGENCE
Your offer is accepted! Woohoo! Now is the time for due diligence. My network of independent licensed inspectors will be scheduled to complete a thorough inspection of the home and determine any issues that may not be apparent during an initial walk-through. Your home is one of your biggest investments and my job is to ensure that you understand all of its components. If concerns arise we’ll work together to schedule additional inspections, obtain and research future potential costs, and develop strategies and negotiations on how best to proceed.
6. FINAL LOAN APPROVAL
I’ll be regularly managing and monitoring your transaction and keeping you on top of important deadlines and contingency periods. My attention to detail and team of fantastic transaction assistants will streamline this process for you. I know from experience the final stages of loan approval can seem overwhelming and loaded with paperwork. I’ll be working closely with your lender to ensure your transaction is smooth as possible.
7. CELEBRATE!
Congratulate yourself on your new home! You made it to the finish line. My service doesn't end at closing. We'll coordiante to make sure you have your utlities schedueled, reccommend/refer any re-key services neccesart, and also reccomend any service reps and/or future contractors from my large network for any future home projects.
